How we manage rentals — for landlords and tenants alike

A straightforward process that protects both parties from day one.

Landlords who list with us hand over the matching work. We photograph the property, set a competitive rent based on current demand data for that specific neighbourhood, advertise across our tenant database and local channels, and screen every applicant. Screening covers identity verification, previous tenancy references, and an affordability assessment. Once a match is found, we draft a Kenyan-law-compliant tenancy agreement and manage the handover inspection. Tenants working with us get honest, accurate property descriptions — no surprises when they walk through the door for the first time.

What landlords and tenants get

The rental process is split into two clear tracks — one for each party.

Tenant screening

Identity checks, employment or income verification, and previous-landlord references — completed before any tenancy agreement is signed. Landlords receive a written screening summary for each recommended applicant.

Tenancy agreements

All agreements are drafted in English, comply with the Landlord and Tenant Act (Cap. 301), and specify rent, deposit, notice period, and permitted use. Both parties receive signed copies for their records.

Handover inspection

We conduct a documented handover inspection with photographic evidence of property condition at move-in. This protects both landlord and tenant at the end of the tenancy.

Neighbourhood-matched listings

From single rooms in Saka ward to spacious town houses in Township, every listing is categorised by location, size, and facilities so tenants search efficiently and find a genuine match.

What to expect from the rental timeline

Most tenant placements complete within two to four weeks of listing.

Garissa's rental market moves at a pace tied to employment cycles, school terms, and seasonal migration patterns from the county's rural areas. Properties priced accurately for their ward typically receive qualified applications within one to two weeks. We advise landlords against holding out for above-market rents — a vacant unit for two months costs more than the difference a lower rent would have made. Where a property sits without applications for more than three weeks, we revisit the pricing and condition assessment together with the landlord and recommend adjustments. We cannot guarantee placement timelines, but we will always be honest about why a property is not moving.

“I'd had the same troublesome tenant for two years before Museumcompassk helped me go through the proper process — documented notice, handover inspection, deposit return. The new tenant they found passed every check, and the agreement is watertight. That was fourteen months ago and everything is still running smoothly.”
