Our valuation process starts with a booked site visit. An advisor walks the property, notes condition, size, access, water and power connectivity, and any structural observations. That field data is then cross-referenced against our internal database of recent comparable transactions in the same ward — sales, listings, and rental yields where relevant. The final written report states the methodology used, the comparables selected, and the opinion of value as a single figure or a narrow range. It also notes any factors that could affect value positively or negatively within a twelve-month horizon, such as planned road upgrades or new utility connections in the sub-location.

A professional opinion of value is not a legal certificate — here is what that means for you.
Our valuation reports represent our professional opinion based on the evidence available at the time of inspection. They are not a government survey, a cadastral measurement, or a legal title instrument. We do not verify title ownership — that is the role of a registered conveyancer and the relevant land registry office. Valuation opinions can change as market conditions shift; a report older than twelve months should be treated as a historical reference, not a current value. Where a client needs a valuation that will be used in court proceedings, we recommend engaging a registered valuer licensed by the Institution of Surveyors of Kenya in addition to our advisory report.
